Tampa Real Estate Firm Sells $9M in Properties to Cut Debt

Generation Income Properties, a real estate investment firm based in Tampa, has completed the sale of seven properties for a combined $9 million. The move is part of a broader strategy to reduce outstanding debt and shrink its financial commitment to Loci Capital, a key lender in the deal.

The company announced the sales in a recent filing, noting that the proceeds will be used primarily to pay down existing obligations. By cutting its debt, Generation Income Properties aims to strengthen its balance sheet and lower interest expenses, which have weighed on earnings in recent quarters. The seven properties sold were part of the firm's portfolio of income-generating commercial real estate, though the company did not disclose specific locations or buyer names.

This transaction marks a significant step in the firm's ongoing effort to streamline operations. Earlier this year, management signaled a shift toward a leaner asset base, focusing on higher-performing properties while exiting others that no longer fit the long-term investment thesis. The sale also reduces the firm's exposure to Loci Capital, a financing partner that had provided capital for several acquisitions.

Industry observers note that selling assets to manage debt is becoming more common among smaller real estate investment trusts, especially as borrowing costs remain elevated. For Generation Income Properties, the move provides immediate liquidity and a clearer path toward financial stability. The firm said it will continue to evaluate its portfolio for additional opportunities to optimize performance and reduce leverage.
