Lim Chap Huat Sues Brookfield Over $400 Million Singapore Property Deal

The executive chairman of Singapore's Soilbuild Group Holdings, Lim Chap Huat, has filed a lawsuit against Brookfield, claiming the New York-based asset manager hijacked a property transaction that was initially proposed as a joint venture. The dispute centers on a deal valued at around $400 million, and Lim alleges that Brookfield effectively cut Soilbuild out of the arrangement after using the local firm's expertise and market position to secure the asset.

According to the legal filing, Brookfield first approached Soilbuild with the idea of working together on the acquisition. Lim says his company spent significant time and resources evaluating the property and laying the groundwork for the purchase, operating under the assumption that the two firms would be partners. However, the suit contends that Brookfield then moved ahead on its own, completing the acquisition without Soilbuild and leaving the Singaporean developer without any stake or compensation for its efforts.

The case highlights the sometimes fragile nature of cross-border real estate partnerships, especially in a competitive market like Singapore where foreign capital frequently seeks local knowledge. Brookfield has not yet issued a detailed public response to the allegations, and the matter is now set to be argued in court. For Soilbuild, the lawsuit is not just about recovering potential losses but also about protecting its reputation as a serious player in the city-state's property sector. Legal experts say the outcome could hinge on whether any formal agreement or binding commitment was made between the two parties before the deal shifted direction.
